LEASING YOUR PROPERTY
  • Conduct initial property consultation
  • Advise homeowner on the legal policies and licensing requirements for rental properties
  • Research comparable properties to determine the asking price per month for rent
  • Oversee property cleaning and landscaping
  • Take photos and add them to the rental listing
  • Submit listing on the MLS, which automatically links to numerous other rental listing websites
  • Respond to inquiries and manage in-person showings
  • Get credit report and background check on all applicants
  • Draft lease and review guidelines with tenant
  • Collect first month’s rent and security deposit
CARING FOR YOUR PROPERTY
  • Collect monthly rent electronically or by mail
  • Arrange lawn and gutter maintenance as requested by owner
  • Provide quick response times for maintenance and emergency requests
  • Provide owner with a referral list of licensed contractors to service repairs
  • Coordinate contractor assessment and remediation for all maintenance repairs and service
  • Conduct visual drive-by check-ins following storms or periodic weather events
MANAGING YOUR RENTAL BUSINESS
  • Transfer rent proceeds directly to owner’s account
  • Maintain a legally-required escrow account for security deposits
  • Pay all bills on behalf of the property (optional)
  • Maintain all records, including invoices, leases, inspections, and warranties
  • Prepare leases and notices
  • Communicate lease terms and conditions
  • Provide comprehensive monthly statements, including a complete record of all collections and disbursements
  • Provide year-end statements of all income and expense for tax records

  • Conduct final walk through inspections to assess property for any damage
  • Return balance of security deposit to tenant after vacating with deductions for damage and repairs
  • Oversee unit cleaning and necessary upgrades and repairs
  • Re-key the locks
